How can I pay my rent?
Spradley offers three ways to make an accurate, on-time payment.
1. Tenant Web Access through the Resident Portal
Choose Make a Payment, then select a payment source. Current options include ACH checking and savings at no charge, debit card payments with a $5.32 processing fee, and credit card payments with a 3.23% processing fee.
You may save payment information for one-time or automatic payments. Review every entry carefully: a payment confirmation means the payment was submitted, rather than confirmation that funds are available. Returned payments may result in a $50 fee and affect portal payment access. If rent becomes delinquent, CashPay may be the only available payment method until the balance is paid.
2. CashPay
Pay with cash or debit at participating CheckFreePay locations, including many H-E-B and Walmart stores. Ask Spradley Accounting for a CashPay account number at 254.800.1108. A $4 processing fee applies. Find a CashPay location.
3. rmResident mobile app
Use the app to make payments, set up AutoPay, and review or submit maintenance requests. Download it from Google Play or the Apple App Store.
How do I make a payment online?
Sign in to the Resident Portal, select Make a Payment, choose your payment source, review any processing-fee notice, and confirm the payment details.
When is rent due?
Rent is due on the first day of each month. Late fees may apply after the grace period described in your lease or property policy.
How do I request maintenance?
Submit routine requests through the Resident Portal. For an urgent issue such as an active water leak, call 254.742.7733 immediately.
Are there fees for maintenance requests?
Routine maintenance is generally included in your lease. Repairs caused by resident damage or negligence, along with preventable service trips, may be charged to the resident. Review your Resident Handbook troubleshooting guidance before opening a request.
How do I check my breakers?
Locate the breaker panel, usually in a utility room, garage, or outside the home. Look for a switch in the middle position or marked Off. Move it fully to Off and then back to On. Contact the maintenance team if the problem continues.
Where do I get my mailbox keys?
If the neighborhood uses a centralized USPS mailbox, visit the local post office to obtain the key. Bring a physical or electronic copy of your lease.
What do I need to receive my keys at move-in?
Before keys can be released, provide:
- Proof that required utilities are connected.
- Proof of active renters insurance.
- Payment of all move-in balances and deposits.
- Current rabies vaccination records for any animals.
Is renters insurance required?
Yes. Coverage must be active by the lease start date and maintained throughout the lease. Spradley’s published requirements include at least $100,000 in personal liability coverage, the leaseholder as policyholder, and Spradley Properties listed as an additional interest or interested party.
What happens if I need to leave before my lease ends?
You remain responsible for the lease term while Spradley markets the home for a replacement resident. Your rental obligation may end when a new lease begins. Reletting fees can apply; consult your signed lease for the terms that govern your home.
How does the security deposit work?
The amount varies by property and is commonly similar to one month’s rent. A deposit may be refundable when the lease terms are fulfilled and the home has no damage beyond ordinary wear. After you return the keys and complete move-out requirements, the deposit accounting is mailed to the forwarding address you provide, generally within 30 days.
Are Spradley communities pet-friendly?
Many homes are pet-friendly, but owner approval and restrictions on breed, size, age, type, or number of pets may apply. Deposits, one-time fees, and monthly pet rent can also vary by property. Confirm the policy for a specific home before applying.
What utilities and service providers are available?
Service depends on the address. Common Central Texas resources include:
